     If you want the highest possible price in the shortest possible time: prior to listing and photographing...stage your home!  Many times, a buyers mind is made up the moment they walk through the door.  Because first impressions are so critical; make sure your home is ready to show!

     Staging can be defined as the art of arranging every room to bring out its best ‘look’ and ‘features’. This will bring to light your homes existing natural beauty and appeal.  Well staged homes can sell much faster and for far more than other homes, home staging is an easy way to achieve outstanding results.

Staging and presentation tips (prior to photo shoots or showings):
1.  Remove all clutter.  Removing clutter will instantly make a room look larger and more appealing.
2.  Clean thoroughly and remove any foul smells.  It is hard for any buyer to imagine themselves in a dirty or unpleasant smelling environment.
3.  Paint and change old window treatments.  This inexpensive change can make a huge difference between selling fast and never getting an offer.  Many homes have paint colors that are not appealing to the masses.  Simple and natural earth color tones can do wonders.  Avoid bright or odd colors that may only appeal to a small portion of buyers.
4.  Highlight the best features of every room.  If a room has a large window with a great view, do not hide it with a large piece of furniture or curtains.  If a room has beautiful floors, do not hide them with large rugs or bulky furniture.
5.  Minimize your homes shortfalls.  If a room is small: de-clutter, minimize furniture, and use light colors to make it seem larger.
6.  Depersonalize a home.  It will be very hard for any buyer to imagine a home as their own if your family pictures are up on walls and furniture.
7.  Remove pets and evidence of pets.  Many buyers will not consider buying a home with cats, dogs, etc.  It is important to make arrangements to remove the pets prior to any showings and also to remove all evidence of pets (smells, litter boxes, hair, etc.).
